Dubai freehold areas and Free Zones (FZ)
Dubailand
free zone is a tourism, real estate, hospitality, entertainment, leisure
and retail mega project under development in Dubai, United Arab
Emirates. It will cover an area of 3 billion square feet (280
square kilometers) and its initial infrastructure will be built
at a cost of AED 3 billion (US$ 814 million). Dubailand is being
managed by Dubai Government's Dubai Development and Investment
Authority (DDIA) and is being built to secure Dubai as the
premier tourist destination for the Middle East.
The concept
Dubailand is the vision of Dubai's ruler His Highness Sheikh
Mohammed bin Rashid Al Maktoum. The development is expected to
be a full featured city divided into six theme worlds.
Attracting 15 million tourists to Dubai by 2010, Dubailand is
set to accomplish this goal by being the ultimate creating a
tourism, entertainment, and leisure destination that will
attract visitors not only from surrounding countries but also
from Europe and Asia. On a longer term basis Dubailand is seen
as a way to phase out Dubai's dependence on oil revenues by
establishing a sustainable economy through higher value added
services. The venture is expected to attract approximately
200,000 visitors daily and cost $20 billion.
The development
Dubailand project was officially announced on October 23rd,
2003. Built on a 3 billion square feet (278 km²/107 mile²) site
the development includes 45 mega projects and 200 sub projects.
It will be twice the size of all of the Disneyland/DisneyWorld
resorts put together, currently the largest collection of
amusement parks in the world. The first of four phases
comprising the development of Dubailand will be completed in
early 2008 since the developers decided to extend the park by
50% subsequently bumping up its completion date. Completion of
the final phase is targeted for some time between 2015 and 2018.
The Construction
Phases
Dubailand follows a phased approach to the implementation of its
projects. The launch phase will extend from 2004 to 2006. This
includes initial infrastructure like major road works and the
enabling of the provision of utilities and other services. Phase
I includes further infrastructure development and will extend
from 2007 to 2010, concentrates on unique leisure and
entertainment projects. Phase III will be completed around 2015
and will cover value-added development and services. Dubailand's
completion date is 2020.
City of Arabia
Spanning 20 million square feet in the heart of Dubailand, City
of Arabia serves as the gateway and main residential and retail
center. The development comprises business and administrative
offices, schools and clinics supported by luxury apartments,
shops, galleries, restaurants and unique attractions.
Attractions &
Experience World
A family World of theme and water parks, roller coasters and
adventure, Attractions & Experience World will feature a
critical mass of themed, large-scale attractions, using the
latest technology for thrills and safety. The largest theme park
will act as an anchor, attracting visitors and encouraging the
growth of visits to other attractions within the World, and
Dubailand as a whole.

On completion, Dubailand
will be twice the size of Walt Disney World Resort in Florida,
making it the biggest theme/amusement park in the world.
Dubailand is being built in 4 phases, each of which will last
for 5 years. The first phase of development, from 2005 to 2010,
will include the development of initial roads and
infrastructure. Dubailand will feature world class
attraction-based-experiences, most of which would start
welcoming visitors in 2008.
